Occident continues to innovate and adapt to the new realities of the real estate market by adding extra coverage to its Family Legal Protection insurance. The policy, which primarily aims to protect the rights and interests of insured parties and their families, is reinforced in terms of landlord protection to address the needs arising from the growing seasonal rental market. In fact, this type of rental already accounts for 7% of the rental market nationwide, although in certain areas such as Barcelona, it accounts for 26% of new contracts signed.
Specifically, Occident has expanded its coverage for non-payment of rent to include seasonal contracts, i.e. where the property is not the tenant's primary residence, but instead a temporary arrangement for work or study purposes, among other reasons. This new option allows you to adjust the duration of the policy to the end of the rental contract. In this regard, unlike traditional annual policies, this category offers greater flexibility and coverage tailored to contracts as short as three months, responding to the significant increase in this type of rental in Spain.
Regarding coverage of the tenant's non-payment of rent, the policy covers up to 100% of the unpaid and overdue monthly rent during the period defined in the contract. The product also includes coverage for unpaid utilities and the cost of changing locks due to unpaid rent claims. In addition, it provides protection against theft and vandalism caused by the tenant and offers legal assistance over the phone and defence and claims under the rental contract, among other guarantees.
In the words of Occident's Director of Personal Insurance, Sergio López, "this insurance category offers the flexibility required by the market, adapting its duration and conditions to the specific needs of short-term contracts". He highlighted the growth in seasonal rentals, "demonstrating new ways of living and the need for travel, especially for professionals such as teachers or healthcare workers, who temporarily relocate to other regions". López also highlighted "Occident's commitment to innovation and the protection of homeowners and tenants, offering insurance solutions aligned with the reality of the real estate market".
Greater flexibility and simplicity
Additionally, Occident's Family Legal Protection insurance allows you to cover various risks with a single, flexible and personalised insurance solution. Family Legal Protection insurance includes two categories of coverage: one intended to protect the policyholder's family and own homes, excluding those intended for rent; and another specifically designed to protect homes that are exclusively for rent. Thanks to this new, simpler and more flexible structure, customers can now include both situations in a single policy, with distinct coverage tailored to each risk.
